Brochures quote area in different ways, which is why two apartments that look the same size on paper can feel quite different once you walk in. Knowing the terms makes comparing homes much easier.
Carpet area
Carpet area is the usable floor space inside the apartment walls, as defined under the real estate law that applies. It is the figure closest to the space you will furnish and live in, so look for it in the registration records and in your agreement.
Saleable or super built-up area
Saleable area is a commercial measure. It usually combines the apartment area with a proportionate share of common spaces such as lobbies, corridors and lifts. The calculation can vary between projects, so ask the developer how it is worked out.
Why it matters when you compare
If one project quotes carpet area and another quotes saleable area, the numbers are not comparable. A price per square foot only makes sense when both use the same area basis.
What to compare between two homes
- The carpet area stated in the official documents.
- Living and dining room dimensions.
- Bedroom sizes and wardrobe space.
- Kitchen and utility layout.
- Balcony size and how it is accessed.
- Natural light and ventilation.
A simple comparison method
- Put carpet areas side by side on the same basis.
- Study the floor plan and room dimensions.
- Compare the total amount payable, not just the base rate.
- Weigh floor, orientation, specifications and facilities.
Questions to ask the sales team
- What is the RERA carpet area of this unit?
- Which areas does the quoted figure include?
- Are balconies or utility areas listed separately?
- Can I see the approved floor plan with dimensions?
